Honesty and Integrity: Red Eagle Appraisals

Appraising is a profession, and appraisers are professionals. Requirements to become a licensed appraiser have become more difficult than ever in the past. So it goes without question in this day and age that real estate appraisal can certainly be called a profession rather than a trade. As with any profession we are bound by an ethical code.

The appraiser's primary obligation is to their client. Most of the time, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. It's important to know that many elements relating to an assignment are to be discussed exclusively with the appraiser's client. As a homeowner, if you would like a copy of the appraisal document, you normally have to obtain it through your lender.

Other responsibilities include numerical accuracy depending on the assignment parameters, acquiring and keeping an appropriate level of competency and education, and of course, the appraiser must behave in a professional manner. Here at Red Eagle Appraisals, we take these ethical responsibilities very seriously.

Appraisers will sometimes be required to consider the interests of third parties, such as homeowners, both buyers and sellers, or others. Typically the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary responsibility is restricted to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the assignment.

Red Eagle Appraisals has an established track record for producing competent and ethically superior appraisals. Contact us today to learn more.

There are also ethical duties that have nothing to do with clients and others. For example, appraisers must be able to produce their work files for a minimum of five years - something else Red Eagle Appraisals takes very seriously.

We only perform to the highest ethical standards possible. Working on assignments based on contingency fees is not something we can consider. In other words, we don't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. It should be apparent to anyone that inflating a value to achieve essentially a bigger paycheck is unethical! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") explicitly states unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be assured we are doing everything we can to get you an accurate home or property value.

As soon as you engage Red Eagle Appraisals, we'll make sure you're getting the professional service you deserve along with the principles we're known for.
